In Atlanta Buckhead Midtown and elsewhere,
a special First Impression is critical to sell a home.

 

When a prospective Buyer approaches the home, one small factor, such as the Swan with Ferns on a walk-way column, can make all the difference. That attention to detail indicates a well-maintained home and a dedicaton to preparation for the selling effort.

As a Seller, there is one aspect of attention to detail that no one else but you may achieve. What is that? We call it the 2/3 RULE. Everything stored in the house gets reduced by 2/3.
 

Everyone buying a home wants more storage space not less.


So, let's say, the Client has a closet with Christmas supplies in it. Those get boxed up to begin the WALL OF BOXES* on one side of the garage. 

Clothing? Store out-of-season clothes in boxes for the Wall of Boxes.  Prepare what is no longer wanted for donation.

Linen Closet? Sort out what you don't want any more and add to the Wall of Boxes. Or box up for charity donation or donate to animal shelter for dog care 

Kitchen Items? Dishes, pots and pans? All those 'maybe I will use this someday items' filling the cabinets?  Carefully keep the ones you want and - yup - you know the next phrase, don't you? Pack the rest for the Wall of Boxes. 

Special items to give to others? This is a perfect opportunity to pack those up as well. 

 

And outside? That is an interesting dilemma. Hopefully, over the years, the Client has gradually landscaped for beauty. That will help with the sale, First Impressions begin as one approaches the home. If not, a good clean-up from one edge of the property to the other is mandated. Amazing whaat a difference it will make but ...

That necessitates bringing in a fresh set of eyes. If you do your lawn and flower maintenance, you will not notice certain things. If you had, you would have fixed those aspects of the landscaping already. The same is true if you have a service. Fresh look ...

Oddly enough, sometimes we take OUT certain bushes and plants. Over the years, a not-so-special plant may have grown taller than a beautiful flowering bush behind it. Other times we may relocate some bushes to other areas. Labor costs but not materials...

 

No matter what else is done, a splash of color from seasonal annuals makes a major impact.

Yet another contribution to First Impression... 

 

Do you keep your work supplies and materials all over the yard? And even your all work equipment? If you don't have it stored somewhere else already, think about getting a good sized conveniently located drive-up storage locker. It is not likely the Buyer will be in the same line of work.

Here's a chance for a dream-come-true moment. Outfit the storage inside to perfectly suit your needs. Make it your dream space. Make it just what you always wanted to have. Then get all of your accumulated work items out of the house and garage and yard.

Be prepared for the good luck of an immediate sale.

Hi Lynn B. Friedman - This is a very smart list for sellers.  Most people selling a house don't realize how much work can be involved.  This helps prepare them. 

I remember a personal story.  I wanted to get rid of the carpet we had and my husband said that he would move before we go through that mess!  

He told me later that if he would have known how much work it was going to be to move, he would have had no problem replacing flooring!
