Atlanta Buckhead Midtown -
Inspections Important Part of Due Diligence

In Atlanta, whether in Buckhead or Midtown or anywhere else in Metro Atlanta, Inspections are an important part of the  pre-purchase Due Diligence. How does one choose an Inspection Company? Check out reviews and ask about experience that others have had.

That's normal - right? Now two additional questions to ask -

Inspector -
Is the person experienced with the type of home you are purchasing?

The Inspections for single family homes are different to the Inspections for a high rise building. For example, in a single family home, the HVAC systems are dedicated to that one dwelling. In a high rise building, one central chiller may service the entire building. Ask about the range of experience that the Inspector has developed over the years.

Inspection Report -
Is the report individualized for you or generated on a template?

When the Inspection Report is generated, the experienced Inspector has a Section for each element of the Inspection. Your Inspector should have experience and not just have paid for a franchise that offers a "fill-in-the-blanks" form to use for the Inspection Report.

Inspection Process -
Be sure that you are present for the entire Inspection.

When Frank Cooper, of Atlanta Property Inspections, reviews a home for the prospective Buyer, he requests that the Buyer accompany him each step of the way. He explains how different things function in the home which allows the soon-to-be Owner to understand about upkeep and maintenance.

You ALWAYS want to be present when your Inspection is being completed.

During Inspection, Frank Cooper explains about ventilation in the Kitchen to the Buyer.

Atlanta Property Inspections is the gold-standard of Inspection Companies. Each Inspection comes with a 90-Day Warranty. Also included with the Inspection: Free Termite Inspection, Appliance Recall Notification Service, 1-Year Membership in Home Owners Network and telephone support as needed.

Your report will include an up-front Summary followed by a Detailed, Comprehensive Report with Photos that focuses on the positive aspects of the new home while supplying a Repair List Categorized by Cost, Maintenance Tips & Energy Savings Suggestions, Recommendations for Safety Improvements & Upgrades, Home Security Tips and Replacement Risk Assessment of Aging Systems.

Due Diligence includes important Home Purchase details.

Don't let any time slip away. Protect your rights during Due Diligence. Two very important aspects are included in Due Diligence. One important aspect is making sure that your Mortgage is completely in place, a topic covered in another Blog Post.

Inspection is the another critical part of the Due Diligence Period. Use all the time you have.

Make Home Inspection Appointment as soon as you are in a Binding Contract.
Allow yourself time to decide if the home is the right one for you.

Only very experienced...and well financed flippers proceed without an inspection...though in very tight markets we see this as buyers try to get an edge.

Good morning, Lynn... great explanation of home inspections. I find that I spend a lot of time discussing with my own clients what inspections do and don't do and how they need to read reports and address concerns.

Good afternoon Lynn. My favorite saying to buyers is "for your protection, get a home inspection"! Enjoy your day!

Lynn a good home inspector is worth his/her weight in gold.  A Buyer who does not do a home inspection is very foolish.
