Lynn B. Friedman - Atlanta Homes ODAT Realty: The Second Most Asked Question

The Second Most Asked Question

Dear Readers -

ActiveRain's own Margaret Rome, Baltimore Maryland  has shared may wonderful ideas with us over the years.  From her "POP UP OPEN HOUSES" to her Themed Open Houses to her general common sense, her posts teach us every time!

Margaret's book, Real Estate the ROME Way, offers many suggestions for AR members and other real estate professionals. She describes herself as a Type E personality.

In an interview with Marti Garaughty, The Art of Marketing YOU, Margaret said,

"The original idea for the book was to write about Type E. The quiz for Type E personality can be found on the first page of my website www.HomeRome.com You can take the quiz in a minute or two. It consists of 10 yes, no, maybe questions. When you have your score, there is an easy explanation describing your results. I have the quiz in the book along with examples of how a Type E person functions."

Is it negotiable?

This is almost always the second question after asking for the price.

Hmm...Isn't everything in life negotiable?

I have seen many low offers that have made it through to closing.

You cannot insult me with a low ball offer and I will not allow my seller to be insulted.

The people who visited your home, showed your home and made NO offer...were the insulting ones.

When someone takes time to write, submit, provide financial proof, choses a lender, a title company, produces earnest money, decides on various dates.. closing, inspections etc.. and...

signs forty pages..

that is not an insult..that is an offer!

Make me an offer. Margaret Rome

The seller does NOT have to accept.. but it is the start of negotiations.

Please respond with a thank you.

Even in a sellers market, even if it is really low, even if you and the seller "think" it's an insult...do NOT convey that to the buyer and agent.

If it cannot be negotiated...just an

" We appreciate the offer but no thank you."

  works very well.

Even when there are multiple offers...this is the right response.

Love this post and your introduction too, Lynn! You know, I was just having this conversation with sellers - "It's a start and this is business. There's no room for emotions here...simply COUNTER!" Funny how great minds think alike!

Hope you're having a wonderful weekend, Lynn! Sending hugs your way...
