360 Panoramas Get Turned Into Fly Thru Video

Take a look at my first 3D virtual tour. I received my camera on Friday morning and had to do the shoot on Friday at 2pm. So I was forced to figure it all out on the fly. I really didn't think it would turn out but much to my surprise, it really turned out well.
Before you pass it off as nothing but a Circle Pix 360 tour, look again.
Take a minute to click on the tour and check out two of the gee wiz features.
Automatic "Fly Thru" effect
Once the tour downloads, go down to the bottom left corner of the video and press the "∇" play button. Then just watch it take you around the house all by itself. If you want to stop and look around in more detail, just "click and drag" on the video. Then just click the "∇" play button again to resume the tour.
"Doll House" view
Down at the bottom just to the right of the "∇" button is a box like icon. Click on that and you'll get the neatest looking view of the home. To maneuver the doll house around, try doing a "right click drag" which allows you to spin it around to any angle you want.
Virtual reality goggles are right around the corner
Goggle headset allows full immersion
Right now the full immersion tours with goggles is still in beta testing and it is only with certain smart phones. But soon it will be available on more phone and more and more people will become aware of it. I tried out a tour with a headset at a trade-show the other week. It's pretty neat. Made me a little dizzy when I looked down but I'm sure it will get better and better.
High cost will keep most agents from offering it
Even though it's pretty easy to do, I don't think most agents will offer them for their sellers due to the cost.
The Matterport camera is $4500. You also need a good tripod and tripod head and also a newer iPad. So it's a little over $5000 to get set up. If you're just doing a few listings per year, it's not very economical.
There are some new companies who are offering to do these tours. The lowest cost I found was ten cents per square foot of house. Many of my listings with finished basements are around 5000 square feet so it ends up being around $500/listing.
I used a company called VantagePoint3D and they did an excellent job. But after doing five for me I figured it would be more cost effective to just buy the camera myself and do it myself. $500 or more just seemed to be a lot of money in addition to the professional photos I was having done.
Time consuming but pretty easy to do
This home with three levels took me a little under 3 hours to do. I took 126 scans which take about 35 seconds each and then you need to spend time to move it to the next spot and spend time drawing out the windows and mirrors on the iPad.
There were a few things that created issues. The biggest thing was having a door swing to a new position between scans. The system looks for similar items from one scan to the next so if something moves from scan to scan the system asked you to retake the scan. So next time I'll come with some door stops to keep doors wide open.
Since I always attend my photo shoots and video shoots, it's really not costing me anymore time. I just have to do the work of moving the camera around.
The camera adjusts for the lighting
Sometimes real video has problems adjusting for different light levels. But this camera makes all the adjustments automatically and the final product comes out looking very good. This home I did wasn't the best lit home. A storm was coming so it was kind of dark outside during some of the time I was scanning the home.
My offer for you to try it out at low cost
I don't really want to get into the 3D tour business but I do want to try to recoup my investment as quickly as possible. So if you are curious about this camera and want to test it out, I will do some tours with you for a flat fee of $250. I'll meet you at your listing to do the scan with you. I'll show you everything I know about it and you can decide if it's something that you might want to invest in or hire out to one of the 3D tour companies.
If I see that I can trust you with the camera I might think about renting it out to you at a pretty low rental fee if you want to do them yourself but don't want to invest $5000 for the set up.
