Why do I need To be qualified for a mortgage to see a house
How many times have buyers asked you this question ? How do you answer this question ? I hope you explain to the buyer the importance of knowing how much they can afford; not what they think they can afford . We are Real Estate Professionals .
Buyers should be qualified by a lender .Set up an appointment for the buyer to come into the office. Set up a time that is convenient. Have a mortgage lender present . Let the buyer know what documentation they will need to bring with them. This will lead to a smoother , easier transaction and buying experience
It really is best to start at the beginning. Show the buyer how to be an educated consumer. It is important to know what programs are available for buyers . What payment a month they are comfortable with and can afford . You want them to be repeat buyers and then sellers later .This is how we open the door to home buying being a pleasant experience for the buyer .You also want to be sure they can afford the home they want to buy. There is nothing worse then showing homes to buyers who cannot afford the house they are looking at . Later when you show them homes for much less money there will not be that air of disappointment for the buyer . Why allow this to happen . We are the professionals . Let's take control and start the process at the beginning
You must have buyer standards. Just like you would not take an over priced listing. You must have standards for your buyers as well. They must be willing to work with you on your terms . Especially in today's tight lending crunch it is very important to have your buyers qualified by a lender. Remember time is money not just for you but also for the buyer as well .
Years ago when I first got into the business there was an agent who said "Put a mirror under their nose if it fogs up they qualify"..Those days are long gone..It is better to have one good buyer then 10 who will never buy..Give that personal professional service . It will be appreciated in the end
Remember we do not just show houses we are professionals .It is important we live up to our professional standards .People come to us for guidance . Let's lead them in the right direction
We also owe it to the seller to bring qualified buyers to their house . Not just people who call on the phone and want to walk through the house .This is not what the seller expects when you bring a buyer to their house .
