The faster we run, the greater the chance of business surfacing.  Marketing is synonymous with running to me.  I’m the marketing agent for the team. We’re listing agents.  Resale single family homes, land and new construction are our niches.  One wise decision I made decades ago was to have more than one niche.

Those three areas of real estate are all interwoven. Land is so expensive in our area, there are no first time buyer new homes.  The majority of buyers for new homes have a home to sell.  

The first task in this series is to find LAND.  I market for land to the same database every month in 12 towns in our area.  The more often a land owner receives one of those postcards, the greater the chance of receiving a call.  At least one call comes in every month. We’ve sold one lot and one “approved subdivision” since January 2017. 

Free market analysis postcards are mailed every month in the town of Franklin MA.  The resale single family homes fill in the gaps until our subdivisions come online.  One is going through the approval process, and one is already approved. 

I have a system in place for all of this marketing.  The postcards are mailed each month at the same time to the same database for land and resale homes. The calls have been coming in for decades to me. 

I am now mailing to a new database, and it’s to builder/developers.  Many of my builders are retiring or scaling it down to individual lots. The more I dig, the more business surfaces. This most recent mailing is to 270 builder/developers. 

The whole array of our leads comes from the sum of the marketed parts.  Land, new homes and resale single family dwellings are the parts found with postcards.  The end result will be a very productive year. 

Just sharing one of my many thoughts for today…. a day of exhaling!!!
