On the left, we have a Research Graduate Student at Georgia Tech who wanted to buy his condo with his own salary even though his parents'offer to help was always there.
"My meager Graduate School salary, coupled with my desire to be close to Ga Tech, meant hard work for my agent," he predicted. And he was right.
The prices for the majority of condo homes in that area dictated a co-signer for the Mortgage. Nonetheless, I persevered until I could satisfy his admirable goal of home-buying independence.
After getting his own Mortgage, he finally allowed his parents to give him a monetary gift towards his down-payment. That made a difference in the Mortgage terms but his goal was achieved. He qualified on his own.
On the right side, we see a happy Seller. She had already moved out of her Cross Creek condo, rented it for several years and decided that was enough of the Landlord business for her. It took some time to get the Tenant out and then to clean-up and refurbish a little.
At Atlanta Homes ODAT Realty, we encourage Sellers to prepare for the sale at the highest level possible within the Budget or just leave something "as-is". Unless the Seller commits to doing a high-level repair or update, better not to spend the money on something that looks cheaply done.
She had done a wonderful job when she lived there so other than new bedroom carpet and a new stove, only painting - was required. Success achieved in a CASH sale over-asking price and she got out of the Landlord business just as she desired!
And - in the middle - Clients who went through the stress of knowing exactly what they wanted but stuck in an inventory-short market. Three times they made offers and never got the "brass ring" while going around on the Home Search Merry-Go-Round. Very frustrating ...
Success came when a Listing Agent called me the day before the Seller was to sign a Listing Agreement and asked if they might like to see one other option in the wonderful historic building walking distance to their jobs. The first one Bedroom unit we saw there had been too small but this one had a Study area alongside the Bedroom.
Visited, Client Approved, Offer Given, Negotiated and Purchase followed soon after -- right on their schedule. Victory in a tight Housing Market due to agents co-operating with one another. Felt really good ...
