Atlanta, Buckhead, Midtown and other Metro Atlanta communities offer Homestead Exemptions for Owners of Primary residences lowering the amount of Property Tax to pay.

What is a "Homestead" anyway?
Your Homestead is where you live  -  it is your primary residence.

What is a "Homestead Exemption"?
A homestead exemption is a legal provision that helps to reduce the amount of property taxes on owner-occupied homes.

For your PRIMARY RESIDENCE, to LOWER YOUR PROPERTY TAXES, you may apply for a Homestead Exemption lowering the base Property Assessed Value. 

 

Meet certain criteria and the Homestead Exemption is yours! 

Let's use Fulton County/City of Atlanta as an example:  (***Other Counties Below Post***)
Fortunately, when filing with Fulton County, you also may file with the City of Atlanta!

Go to the webpage for the Fulton County Assessor - Exemptions.

1. Meet the residence requirements and the filing deadlines:

You must be living in your home on January 1st.

Submit application between January 1st and March 31st for the current year.

Applications received after April 1st will be applied to the following tax year.

2020 as an EXAMPLE:
>  If you're living in your home January 1, 2020 and apply before March 31, 2020:
the 2020 Tax Bill will reflect the Homestead Exemption.

>  If you're living in your home January 1, 2020 and apply after April 1, 2020:
the 2021 Tax Bill will reflect the Homestead Exemption.

>  If NOT living in your home January 1, 2020 and file for the Homestead Exemption:
the 2021 Tax Bill will reflect your Homestead Exemption.

2. Identify yourself as the owner:

a) Georgia Driver's License or other valid GA ID

b) Social Security Number (for both if a couple)

c) Copy of your Warranty Deed showing both Book and Page

d) Proof of Residence - The home must be your legal residence for all purposes including the registration of your vehicles and the filing of your Federal and Georgia income tax returns.

Special categories for Exemptions are detailed in full on the webpage but in general, about $30,000 will be taken off the assessed value of your property for the City of Atlanta and about $10,000 off the assessed value of your property for Fulton County taxes.

The value is multiplied by the Millage Rate which varies from place to place.
A tax rate of one mill represents a tax liability of one dollar per $1,000 of assessed value. State of Georgia


File the Homestead Exemption form if you are eligible.
