Tell The Client Everything You Do

Continuous Client Communication is the Key to Success. At Atlanta Homes ODAT Realty, we form a team with each Client - Listing or Buying. Continuous Client Communication allows us to keep up the team momentum.

What do we do to enhance Continuous Client Communication? Here are some examples:

1. Every email from an agent to us regarding one of our Listings for Sale receives an email response. The Client is Blind-Copied on EVERY response to those agents.

... Benefit: Seller knows what has been said to us and what we have replied.

2.  Every task we do at the Listing engenders an email to the Client detailing the actions. The Client is aware of our continuous efforts to market their property.

... Benefit: Seller knows that the Listing Brokerage is continuing service to the Listing.

3.  Every day without information about a specific task/contact to relay sparks a text to the Seller. The Client knows even when there is no "news" that the Listing is top of mind.

... Benefit: Seller knows Atlanta Homes ODAT Realty is focused on the Seller's  property.

 

And to enhance Continuous Client Communication with Buyer Clients? Examples are:

1. Every email from Atlanta Homes ODAT Realty to an agent about a Listing is Blind-Copied to the Buyer. The Buyer knows we are continuing to search as soon as an option appears.

... Benefit: Buyer knows what has been said by us as we investigate options for the Buyer.

2.  Every task we do searching for Listings is followed by an email to the Client detailing the action. The Client is aware of our continuous efforts to find just the right home.

... Benefit: Seller knows that the Listing Brokerage is continuing service to the Listing.

3.  Every day without information about a new property option delivers an opportunity to say a quick "Hello" via text to the Buyer. Even when there are no new property options, the Client knows our Brokerage keeps the search top of mind.

... Benefit: Buyer knows Atlanta Homes ODAT Realty is focused on the Buyer's  needs.

 

 In a delightful post about Client Service, Noah Seidenberg details the extra lengths he goes to make a deal possible despite seeming obstacles. The same process happens here at our Brokerage.Full service means FULL to him and means that to us as well.

Seller Client out of town?

1.  We go by the Listing and check to be sure the light bulbs haven't blown out! We want any prospective Buyers to have the best first impression. Always best to be able to see a home when walking through it - right? And - then, for Continuous Client Communication, we email or text the Client to say we did that check-up.

2. We go by the home and check the plants to be sure the floor isn't littered with fern leaves falling down in the Sunroom. We water plants as needed.

3.  Candy? Yes, at all VACANT Listings by Atlanta Homes ODAT Realty, we offer a dish of candy. The individually wrapped candy disappears somehow! Hmmm ... Provides another detail to communicate to the Seller - "Just refilled the candy dish!" It isn't the candy - right? It is the Continuous Client Communication that makes the difference.

4.  Newspapers or flyers left outside and damaged by rain? Yup - we clean those up when our Sellers are out of town.

Every step of the way, Continuous Client Communication offers the best results. No matter how much a Brokerage spends on its Marketing, word of mouth tops everything.

Buyer Client out of town?

1.  If a new Listing shows up, we may drive there to check and see if any special details NOT shown in the photos will be those our Buyer Client desires. In our pattern of Continuous Client Communication, we email or text the Client to share the details.

2. If the new Listing is really close to what the Buyer Client wanted, we spend time on live video conversation as we walk through the home or condo.

3.  All available printed information, once scanned, goes out to the Buyer Clients to further supplement the information available to them.

4.  At Atlanta Homes ODAT Realty, we use the full range of technological options for our Continuous Client Communication. That detail makes the difference for our Clients wherever they are at the time.

In fact, this year, in a transaction we are very proud to have completed, via FACETIME, we helped our Buyer Client find the right home while hours away from Atlanta. Contract written and accepted before they set foot in the home days later - living there now and loving it!

So - what is the best Marketing tool? IMHO, Word of Mouth. Every step of the way, as a true full-service Brokerage, our Continuous Client Communication stimulates the best results for the positive Word of Mouth Marketing technique!
